June 18 West Sound Real Estate Graphs

The graphs reached through the link below show the average market time, average list price and average selling price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). 

At the time these graphs were created, the average sales price as a percentage of the average list price for active listings in NK increased to 76 percent. This same statistic decreased significantly to a more typical 70 percent for SEJ and increased significantly to 84 percent for BI. For just those properties that sold, the average selling price as a percentage of the asking price at the time that property was sold is usually over 95 percent. In our current market, it is becoming more common for the selling price to exceed the asking price. 

The average home selling prices in NK continued upward after a seasonal downward adjustment. The average prices have leveled off in SEJ and continued upward in BI.
