The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI).
At the time these graphs were created, the average sales price as a percentage of the average list price for active listings in NK had declined to 76 percent. This same statistic rose to 68 percent for SEJ and to 61 percent for BI.
For just those properties that sold in NK, the average selling price as a percentage of the asking price at the time it was sold declined slightly to 99.4 percent. For SEJ it rose to 97.7 percent and for BI to 99.3 percent.
The average home selling prices in North Kitsap have continued their slight upward trend, and asking prices are rising more sharply. The prices in SEJ have just made an upward move, which could be the beginning of a springtime upward trend which also occurred the past two years. Unfortunately, those price run ups were followed by price declines later in the year. Average prices for BI are continuing their overall upward trend.
North Kitsapís inventory continued at low levels, down 24.0 percent over last year at the same time. Inventory for SEJ and BI are down less dramatically.
