The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI).
At the time these graphs were created, the average sales price as a percentage of the average list price for active listings in NK declined slightly to 78 percent. This same statistic had risen slightly to 64 percent for SEJ and fallen to 60 percent for BI.
For just those properties that sold in NK, the average selling price as a percentage of the asking price at the time it was sold rose to 99.6 percent. For SEJ it rose to 96.3 percent and for BI it remained at 97.9 percent.
The average home selling prices in North Kitsap have been holding fairly steady, with a slight upward trend recently. The prices in SEJ have been in a gradual downward trend since mid last summer, a pattern similar to the same period in 2013 to 2014. It remains to be seen if the rebound that occurred in spring and summer of 2014 will be repeated this year. Average prices for BI have been in an overall upward trend since spring of 2013, with some ups and downs along the way.
North Kitsap’s inventory continued at low levels, down 22.6 percent over last year at the same time. SEJ’s inventory rose recently to a level about 3.6 percent above last year at the same time. Bainbridge’s inventory is currently down about 9.2 percent compared to last year.
