July 09 Market Graphs

The graphs accessed through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). The average list price is calculated using all the homes currently on the market. The average sales price is calculated using the sales over the past 90 days.

At the time these graphs were created, the average sales price was 66 percent of the average list price for NK, 54 percent for SEJ and 74 percent for BI. These figures are significantly down from historic levels, a clear indication that the lower price range is where the sales are occurring.

 

The graphs continue to show buyers' markets. Increases in average selling prices (probably due to some upper end sales) have reversed in all three areas. Unit sales have increased significantly in NK, especially in the lower end of the market. They are increasing more slowly in BI, and are holding at about the same low rate in SEJ. Inventories have stabilized in NK, are increasing in SEJ and BI.
